Zarraffa’s founder unveils new concept

Zarraffa’s Coffees’ founder and chairman Kenton Campbell is striking out with a new retail concept. The recently opened $20m Zarraffa’s head office and neighbouring Kiwanda Cafe concept store in Logan Shire are the anchor tenants of what will become Distillery Road Market.

“The alignment and relocation of facilities for Zarraffa’s and the launch of Kiwanda Café also signifies the start of an incredible destinational opportunity within our new home at Distillery Road Market,” Campbell said.

Campbell’s property company, Tonken Property Group, owns and is developing the Distillery Road Market (DRM) project.

The goal is for this to be a world class destination set to open late 2020/ early 2021.

There will be a broad choice of leasing opportunities including flagship dine-in restaurants, fresh produce vendors, night and pop-up market opportunities and a home for events.

Campbell shapes new market concept

Campbell has applied his franchise and retail knowledge to DRM which will operate Thursday to Sunday, with economically viable rents.

“Traditionally Monday to Wednesday is not big at retail and COGS and wastage can be quite high. Retailers can achieve the same income in four days,” he said.

“There won’t be a requirement for an integrated shopfit. Instead we will have operationally savvy and useful fitouts that match what we are trying to do; clean lines that fit guidelines.”

The market will be “very practical and local” Campbell told Inside Franchise Business with butchers, fruit and veg and fish operators the target market for permanent shops.

The market will also feature a brewery and larger anchor stores. But street entertainment and variety will drive the shape of the market stalls, so visitors can always find something new.

Food and entertainment are the focus for Friday and Saturday nights while weekend days will attract growers and producers, and arts and crafts retailers. 

Colliers International will be handling the leases. Luke McGrath, associate director of retail leasing, revealed at a launch event for the project it had taken time to understand the vision of DRM, and that it would be an experience-fuelled destination.

“With flexible lease lengths, a range of fitout inclusions and a compelling events and marketing strategy, DRM is sure to entice only the best operators in the market,” said McGrath.
